LDA - Lucknow Development Authority
|Lucknow Development Authority (LDA) is a statutory body that has been created under the Uttar Pradesh Urban Planning and Development Act 1973. The institution came into existence as Lucknow Vikas Pradhikaran in 1974 – a year after the Act became effective. The objective was clear – the all round development of the state capital and its adjoining areas. Since its inception, LDA has focused mainly on the urban planning and development of areas that can provide housing solutions to people from all social groups. So far LDA has developed a number of areas in and around the Lucknow city for residential settlement and establishment of commercial complexes and business ventures.
All development activities are carried out in accordance with a master plan, which envisages the real estate requirements of the city during the next ten years. The master plan 2021, thus named, has a projected map of the city and its surroundings along with a clear-cut layout and necessary zoning regulations. The plots allotted under various housing schemes and auction notices require the users to carry out the construction activities according to the LDA building bye laws so as to be in conformity with the defined standard of the master plan.
LDA Housing Scheme
Lucknow Development Authority allots plots for residential and commercial construction. It acquires land under the Land Acquisition Act of the UP government and develops it for infrastructure and housing construction or for allotment to third-party developers and individuals for construction of independent houses, residential units and commercial complexes. The allotment is done either through a lottery system under an appropriate housing scheme duly advertised in the newspapers and on its official website, or through an auction that invites bids from various stakeholders.
Gomti Nagar, Jankipuram and Riverview Enclave are some of the areas developed by Lucknow Development Authority over the years. Gomti Nagar is, indeed, the largest residential and business settlement in Lucknow. A hi-end area offering premium housing solutions, the Phase I and Phase II of Gomti Nagar have become the most prestigious locations in Lucknow. The flats allotted by Lucknow Development Authority are priced within the affordable range. This is the reason why people are more after LDA flats and the number of applications far outnumbers the housing units on offer. To be fair in the process of allotment, the LDA housing schemes are usually based on a lottery system. The schemes like Sulabh Awas Yojna and Apna Ghar that aimed at allotment of EWS flats in Gomti Nagar, Basant Kunj, Jankipuram and in areas near Kanpur Road has created much excitement among homeless people with low income.
