|LDA Lucknow Plots are generally allotted for residential, commercial and industrial constructions, and for the development of public facilities, parks and sports complexes. Other than the plots earmarked for residential construction, Lucknow Development Authority allots land through an auction process. The advertisements regarding auction dates and other details are published in leading newspapers. The participants must register first to place their bids for the commercial plots on auction. LDA follows strict property development and building constructions rules based on the State Government Acts and its comprehensive master plan covering all areas in and around Lucknow.
LDA Residential Plots for Sale
When it comes to the allotment of approved residential plots in Lucknow, LDA usually brings forth schemes based on a lottery system. To participate in the lottery, one needs to complete the registration process under a particular plot scheme. The scheme remains open for a limited period only, so make sure that you are aware of what scheme is running at present and what other schemes are going to be announced in future. The registration for buying land is open to all Indian citizens who have attained 18 years of age and do not own any residential property in Lucknow City.
A booking amount must be deposited along with the completed application form. This booking amount is refunded in case your name does not appear in the list of success applicants or in the waiting list. One can also get the deposits refunded before the lottery and there would be no interest applicable in this case. The interest is payable only when the booking amount is kept at the Development Authority’s account for more than one year. If the request for refund is submitted after allotment, a deduction of 20 percent on the registration amount is applicable.
All allotments are done on a free-hold basis. An amount equal to the 12 percent of the cost of the land is charged additionally for this purpose. The property allotted to a winner of lottery can be transferred to his/her legal heirs in case of death. Proper documents must be submitted to get a property transferred in this situation. LDA follows government policies on reservations to certain communities. Moreover, one is also allowed to avail the mortgage facility in order to pay the price of the land allotted, after getting NOC from Lucknow Development Authority.
